Villa or residence: which one you are actually choosing
A villa and a residence are not the same product at two prices. The real difference is what happens in the ten months of the year you are somewhere else.
This is the one guide on the site with no external source, and it needs none: every claim in it is about buildings this firm put up, and each links to the project page carrying the figures.
The two shapes
Villa Serena is 600 m², six suites, an infinity pool, on the slope above Alanya. It is a single house on its own plot: everything in it is yours, and everything in it is yours to look after.
Çarşı 3 is four blocks around a free-form pool in Avsallar — apartments of 54 to 71 m², one and two bedrooms, with an indoor pool, hammam, sauna and gym in a social building underneath. Keykubat Life runs from 22 m² lofts to 117 m² duplexes.
What actually differs
Maintenance
The pool at a villa is your pool. Someone has to open it in April, and if you arrive in June to find it green, that is a phone call you make from another country. A residence has a management company because forty apartments need one — the same service, paid for whether you are there or not.
Neighbours
A villa’s neighbours are whoever bought the neighbouring plots, and on a slope that can mean construction next door for two years. A residence’s neighbours are inside the same scheme, under the same rules, and the scheme is finished before you move in.
Absence
This is the one people underestimate. A house left empty for ten months in a Mediterranean climate needs someone to visit it. An apartment in a staffed building does not: the building is occupied even when your flat is not.
Space you cannot buy back
And the other way round. Six suites, a garden and a private pool are not available in any residence at any price, and a view from your own terrace with nobody above you is what a villa is for.
The honest summary
Take the residence if you will be here in bursts and want to arrive at a building that has been running without you. Take the villa if you will be here enough to own the upkeep, or if the point is the space itself.
Neither answer is more premium than the other. They are different products, and a firm that builds both has no reason to push you at one.
